A plan by Jerry’s Enterprises to construct and lease a restaurant building to Chipotle Mexican Grill in the parking lot of the Preserve Village shopping center, which it owns, received endorsement from the Eden Prairie Planning Commission on Monday, Jan. 8.
The plan, if approved over the coming weeks by the city council, would result in a 2,300-square-foot, stand-alone Chipotle in the northeast corner of the shopping center’s parking lot. The shopping center is located near the intersection of Anderson Lakes Parkway and Highway 169 in southeastern Eden Prairie.
Like the Starbucks/My Burger retail building approved for the parking lot’s southeast corner about five years ago, the Chipotle building would have a brick and glass exterior. A sidewalk leading to the main shopping center – anchored by Jerry’s Foods and Jerry’s Do It Best Hardware – would also be built.
The restaurant would have 35 interior seats and a 16-seat patio. There would be a drive-through lane where customers could pick up online orders only.
There was no public testimony or lengthy debate about the project at Monday’s meeting.
City Planner Jeremy Barnhart said the primary issue is parking.
“We did look very carefully at the parking requirements, and cautiously,” he said. “We’re confident that the parking does satisfy the requirements, and will succeed for the shopping center.”
Commissioners were unanimous in recommending approval of the project.
“I believe it will be a good addition to the community,” noted one of them, Commissioner John Kirk.
